Real estate market calming down after two years of intense growth

A total of 1.7 billion euros was spent on the purchase of the real estate in the fourth quarter of last year, which is 22 percent less compared to the same quarter of the previous year, while 40 percent more compared to the same period in 2019, the data collated by the State Geodetic Authority (RGZ) shows.

The total number of transactions in the real estate market in the fourth quarter of last year was 32,069, which is 6.7 percent more than in 2019, but 14.3 percent less than in the fourth quarter of the previous year.

Out of a total of 1.7 billion euros, 534.1 million euros was spent on buying properties that are not registered in land books.

The largest share in the total sales was attributed to the sale of apartments (871.5 million euros), a 51 percent share, which is 4 percent less than in the fourth quarter of 2022. EUR 134.1 million (eight percent of the total value) was spent on purchasing houses, EUR 131 million (eight percent of the total value) on construction land, EUR 100.7 million (six percent of the total value) on business premises and 80 million euros (five percent of the total value) on agricultural land.

Only 7% of all purchased real estate was paid by money from a bank loan, which is 2% less than in 2022.
