Real estate in Belgrade increasingly expensive except for Rakovica municipality

Although the price of the square metre of residential dwellings, both in new and old buildings, has been growing for years in the entire Belgrade area, real estate in the Rakovica municipality costs 9 euros per square metre less now than it did in 2021.

According to the report compiled by the National Geodetic Authority on the real estate market in the fourth quarter of 2021, the average price of an apartment in a new building in the Belgrade municipality of Rakovica cost 1,380 euros per square metre. This figure is also lower than the average price per square metre in the fourth quarter of 2020, which amounted to 1,389 euros.

However, the same cannot be said for apartments in old buildings, which prices have grown so instead of 1,100 euros, which is how much a square metre cost in 2020, a year later buyers had to pay 1,263 euros.

In the last quarter of 2021, the real estate market’s total turnover was 1.8 billion euros, an increase of 33.8% compared to the last quarter of 2020. If the turnover of the fourth quarter of 2021 is compared to that of the third quarter, the increase is 18.2%.
